Free initial consultation

We discuss your buying or selling needs. We explain the conveyancing steps and provide an estimate of timing and costs.

We can review all contracts and statements (for buying) or prepare them (for selling). We check details and advise you on any changes or special clauses.

Liaison & negotiation

We handle communications between banks, agents and the other party. If issues arise (finance, inspections, etc.), we negotiate amendments or solutions on your behalf.

You’ll get proactive updates at every stage: when deposits are paid, when searches are complete, and ahead of critical dates. We’re always available to answer your questions.

Settlement day

We coordinate electronically with all parties. We finalise payments and lodge paperwork. Once settlement clears, we notify you immediately of the outcome.

After-sale service

After settlement, we handle any small post-settlement tasks (like notifying authorities if needed). We send you all final documents and are available if questions come up later.

From start to finish, our goal is to make your conveyancing journey as smooth as possible. Our clients tell us they especially appreciate our friendly guidance and attention to detail.

Frequently Asked Questions

How long does conveyancing take?

In Victoria, the standard period between exchange and settlement is 4–8 weeks. The exact timing depends on the contract terms and how quickly conditions like finance approval or inspections are met. We will work with you and the other party to agree on a practical timeline and keep you on schedule.

What is a Section 32 Vendor’s Statement?

It’s a legal disclosure document that the seller must provide before you sign the contract. It includes important information about the property’s title, covenants, zoning, easements, rates, and more. SettleMe can carefully review it to make sure all information is present and accurate.

Who pays for conveyancing and stamp duty?

Each buyer and seller pays for their own conveyancing. Buyers also pay stamp duty to the State Revenue Office when they purchase the property. We can help estimate stamp duty and explain all costs upfront so you know what to expect.

What if a building inspection finds a problem?

If an inspection reveals an issue, we’ll discuss options. This could be renegotiating the price, requesting the seller fix the problem, or proceeding with knowledge of the issue. We can communicate with the seller’s side to reach a fair outcome and ensure your interests are protected.

Is electronic settlement (PEXA) safe?

Yes. PEXA is the modern way to do settlements, allowing online and secure exchange of money and documents. It speeds up the process significantly. We operate in PEXA and will handle the online settlement on your behalf.

Do I need to come to an office for settlement?

No. Most settlements are now done electronically, which means you don’t need to be physically present. We’ll handle all the electronic filings and financial transfers. You’ll simply receive a call or email confirming settlement is complete.

How are SettleMe’s fees structured?

We charge a fixed fee for standard conveyancing services. You’ll receive a detailed quote before you commit, covering our work and typical disbursements (search fees, etc.). We believe in transparency and no hidden costs.
